Best Neighborhoods in Surprise, AZ: Family, 55+ and New Construction Picks

Short answer: The best neighborhoods in Surprise, AZ are Marley Park for walkable, traditional-style living, Sierra Montana and Surprise Farms for family value, Asante and Sterling Grove for newer construction on the north side, Rancho Gabriela and Greer Ranch for established homes near Loop 303, and Sun City Grand, Arizona Traditions and Sun Village for 55+ buyers. Typical prices run from about $350,000 in the older subdivisions to $700,000 and up in Sterling Grove and Sun City Grand's premium sections.

Surprise grew faster than any other West Valley city after 2000, so almost every neighborhood is a master-planned community with an HOA. The differences are age, price and whether it is age-restricted. Here is how I sort them for buyers.

North or south of Bell Road

Bell Road splits Surprise much as it splits Glendale. South of Bell is older, closer to Grand Avenue and the stadium, and priced lower. North of Bell is where Marley Park, Asante, Sterling Grove and the new construction sit, with better views, newer schools and longer commutes. Loop 303 on the west side has changed commutes for the newer communities and is worth driving before you decide.

How to choose in Surprise

  1. Age-restricted or not. About a third of Surprise's housing is 55+. See Sun City vs Sun City West vs Sun City Grand.
  2. New build or resale. Surprise has the most new construction in the West Valley and the lowest entry prices for it. See new construction vs resale.
  3. Total monthly cost. Nearly every Surprise home has an HOA, and newer master plans may carry a community facilities district tax. See what a CFD tax is.
  4. The commute, driven at the real time. Surprise to downtown Phoenix is 35 to 50 minutes.
