What Credit Score Do You Need to Buy a House in Arizona? By Loan Type and Assistance Program

Short answer: You can buy a house in Arizona with a credit score as low as 580 on an FHA loan with 3.5% down, 620 on a conventional loan, and no set minimum on a VA loan, though most lenders want 620. Arizona's down payment assistance programs, Home Plus and Home in Five, require a 620 to 640 minimum depending on the program and loan type. A score of 680 or higher opens up better rates and lower mortgage insurance.

Credit score is the first thing a lender checks and the first thing buyers ask me about. Here is what each loan type and assistance program requires in Arizona, and what to do if you are close but not there yet.

Minimum credit score by loan type and program

What your score actually changes

  • Approval. Below the minimum, the loan is not available at all.
  • Interest rate. On a conventional loan the gap between a 640 and a 760 score can be half a percentage point or more, which is roughly $150 a month on a $400,000 loan.
  • Mortgage insurance. Conventional private mortgage insurance is priced by score. FHA mortgage insurance is the same regardless of score, which is why FHA often wins for buyers under 680.
  • Assistance eligibility. Home Plus and Home in Five have hard floors. A 630 score can mean the difference between $20,000 of assistance and none.

If you are close but not there

  1. Pull all three reports and dispute errors. Lenders use the middle of three scores, so a single bad report drags you down.
  2. Pay credit cards below 30% of their limits before the lender pulls credit. Utilization is the fastest lever.
  3. Do not close old accounts or open new ones in the months before applying.
  4. Ask the lender for a rapid rescore after paying balances down. It can update scores in days instead of a month.
  5. Consider FHA if you are between 580 and 640. You can refinance into a conventional loan later when your score improves.

Frequently asked questions

What is the lowest credit score to buy a house in Arizona?

580 with an FHA loan and 3.5% down. Scores from 500 to 579 can qualify for FHA with 10% down, but few lenders will approve them in practice.

What credit score is needed for Arizona down payment assistance?

Home Plus requires 620 to 640 depending on the loan type, and Home in Five requires 640. These are program floors; participating lenders may ask for more.

Can I buy a house in Arizona with a 600 credit score?

Yes, with an FHA loan and 3.5% down through a lender whose floor is 600 or lower. You would not qualify for Home Plus or Home in Five assistance until you reach 620 to 640.

Does Arizona have a state credit score requirement?

No. Credit minimums come from the loan program and the lender, not from the state.

What credit score gets the best mortgage rate?

Generally 740 or higher for a conventional loan. Above 760 the improvements are small.

How fast can I raise my credit score to buy a house?

Paying revolving balances down and fixing report errors can move a score 20 to 50 points in 30 to 60 days. Lenders can request a rapid rescore to capture it quickly.
