How is a home's value determined?
A home's value is determined by comparing it with recent sales of similar homes nearby, then adjusting for size, condition, features, lot and location. Agents do this in a comparative market analysis, and lenders use a licensed appraiser. Market conditions at the time of sale also matter.
Online estimates can be wildly off because they cannot see your kitchen, your lot or your upgrades. Jan prepares a valuation by hand, using recent sales of truly similar homes nearby, adjusted for condition, features and market conditions.
You will get a clear range and the reasoning behind it, with no obligation to list.

What is a comparative market analysis?
A comparative market analysis, or CMA, is the method agents use to value a home. It compares your home with similar homes that recently sold, are under contract or are currently for sale nearby, and adjusts for differences such as size, condition, upgrades, lot and pool.
A CMA is an agent's professional opinion of market value. It is different from an appraisal, which a licensed appraiser prepares for a lender, and from an automated online estimate.
- CMA: an agent's price opinion based on comparable sales, free from Jan
- Appraisal: a licensed appraiser's formal value for a lender, usually ordered for a loan
- Online estimate: an automated guess that cannot see condition or upgrades
What affects your home's value
The biggest factors are location, size and condition, followed by lot, upgrades, pool and how the market is moving.
- Recent comparable sales within a short distance
- Condition of the roof, air conditioning, kitchen and baths
- Lot size, views and any pool or guest house
- Current competition and how quickly homes are selling
- Upgrades and floor plan
Why use a local agent for your valuation?
Valuing a home is about judgment as much as data. A local agent knows which comparable homes really compare, how buyers in your area react to features, and where the market is moving next. Jan serves Peoria, Glendale, Surprise, Phoenix and the wider Valley.
Frequently asked questions
How much is my house worth?
The most accurate way to find out is a valuation by a local agent using recent sales of similar homes, adjusted for your home's condition and features. Jan provides this free and with no obligation.
What is a comparative market analysis (CMA)?
A CMA compares your home with similar homes that recently sold or are currently for sale nearby, adjusting for differences. It is an agent's opinion of market value and is different from an appraisal.
Is an online home value estimate accurate?
Online estimates are a starting point, but they cannot see condition, upgrades or what makes your home unique, so they can be well off. A local valuation is more reliable.
Is the valuation really free?
Yes. Jan provides free, no-obligation home valuations, and there is no pressure to list your home.
