Sun City vs. Sun City West vs. Sun City Grand: Which 55+ Community Fits You?

Many buyers hear "Sun City" and assume it is one place. In the West Valley there are three well-known Del Webb-founded active adult communities with similar names and different personalities: Sun City, Sun City West and Sun City Grand in Surprise. Here is how I help buyers sort them out.
The basics of each
- Sun City opened in 1960 and is the original. It has older homes, a lot of mature landscaping and a wide price range. Because many homes are decades old, inspections of roofs, plumbing and cooling systems matter.
- Sun City West opened in 1978, a bit newer, with its own recreation centers and golf courses.
- Sun City Grand is the newest of the three and is in Surprise, with homes built more recently and its own amenities.
How the age rules work
These communities operate under the federal Housing for Older Persons Act (HOPA), which allows communities to restrict residency to people 55 and older. In practice, the rules are set by each community's governing documents. For example, Sun City states that at least one resident must be 55 or older and that people under 19 cannot live in a home there. Sun City West uses a similar structure. Sun City Grand has its own documents and age rules. Rules about guests, grandchildren and ownership can differ, so always read the actual documents and confirm with the community association before you buy. Anyone can generally own in some of these communities, but residency is what is restricted, so get the specifics for your situation in writing.
Recreation and lifestyle
Each community has recreation centers, golf, clubs and social calendars. They are funded through fees. Ask what is included, what costs extra, and whether there are one-time capital or transfer fees. My guide to HOA fees and disclosures lists the questions to ask.
Questions to ask before you pick one
- What is the monthly recreation or association fee, and what does it cover?
- How old are the roof, HVAC and plumbing?
- What are the rules on rentals, guests and having family stay?
- Do I want a golf membership, and is it separate?
- How far am I from medical care, shopping and the airport?
How buyers usually decide
- Budget and home age. The older community generally has older homes, and the newer community generally has newer ones, which changes both price range and maintenance expectations.
- Amenities and fees. Each has its own recreation facilities, clubs and fee structure.
- Location. Sun City and Sun City West are in the northwest valley; Sun City Grand is in Surprise. Think about the distance to family, medical care and the airport.
- Golf and social life. The activity calendars are large. Visit and see which one feels like your people.
Inspections matter more in older communities
For homes that are decades old, I recommend a thorough inspection, with attention to the roof, plumbing (particularly older pipe materials), electrical panels and air conditioning. Ask about updates. See my home inspection guide and consider a home warranty as a cushion in the first year.
Pools, golf and other features
Many buyers want a pool, a golf course view or a larger floor plan. Features add to price and to costs. For pools, see my pool guide, and note that community rules may differ for private pools.
Seasonal residents
Many owners spend only part of the year in Arizona. Think about lock-and-leave features, property management or home watch services, and utilities while you are away.
