What is down payment assistance in Arizona?

Down payment assistance in Arizona is money from a state, county or lender program that covers part of your down payment or closing costs. It is usually a second mortgage with no monthly payment that is forgiven over time if you keep the home, and it is paired with an approved first mortgage.

I am Jan Tamou, a REALTOR® with Prestige Realty. Many of my buyers think they need 20% down, and they do not. The programs below can lower the cash you need to close, and I will help you match them to the homes you want to see. Program rules, funding and limits change often, so I point you to the official source for each one and confirm the current terms with an approved lender before you rely on them.

How to use down payment assistance in Arizona: 7 steps

  1. Check your credit and budget. Pull your credit reports and decide on a monthly payment you are comfortable with. Programs set minimum credit scores, and they change.
  2. Finish a homebuyer education course. Most programs require one. HUD-approved courses are offered online and in person, and some are free.
  3. Choose an approved lender. Assistance programs work only through lenders that participate. Ask which programs they offer and compare their rates and fees.
  4. Get pre-approved with assistance in mind. Tell the lender you want to use a program so the approval and the program reservation are done together.
  5. Shop for eligible homes. Programs can limit purchase price, location and property type. Jan searches within those limits.
  6. Reserve funds and make an offer. The lender reserves the assistance. Your offer and contract must meet the program's rules.
  7. Close and keep the home. Most forgivable assistance is tied to staying in the home for a set period. Selling or refinancing early can mean repaying it.

Who qualifies for Arizona down payment assistance?

Each program sets its own rules. These are the usual requirements:

  • A minimum credit score, which lenders can raise above the program minimum.
  • Household income at or below the program limit.
  • A purchase price under the program cap.
  • A home in an eligible area, which matters most for Pathway to Purchase.
  • A homebuyer education course completed before closing.
  • Owner-occupancy: the home must be your primary residence.
  • First-time buyer status for some programs, often meaning no home owned in the last three years.

Free HUD-approved homebuyer education

Many programs require a homebuyer education course, and it is one of the most searched parts of the process. HUD maintains a directory of approved housing counseling agencies, and many offer the course online or in person for little or no cost. Your lender will tell you which providers your program accepts, so ask before you sign up. Start with HUD's find a housing counselor tool.

Mistakes that cost buyers their assistance

  • Choosing a lender that does not participate in the program.
  • Falling in love with a home before checking price and area limits.
  • Missing the course deadline.
  • Assuming the amount you saw online is the amount you will get.
  • Selling or refinancing early without reading the repayment terms.

What is down payment assistance in Arizona?

Down payment assistance in Arizona is money from a state, county or lender program that covers part of your down payment or closing costs. It is usually a second mortgage that is forgiven or deferred, and it is paired with an approved first mortgage.

Does Arizona have a first-time home buyer program?

Yes. Arizona has several, including HOME+PLUS statewide, Home in Five Advantage in Maricopa County and a federal tax credit through a Mortgage Credit Certificate. Some programs require first-time status, which often means you have not owned a home in the past three years.

Who qualifies for down payment assistance in Arizona?

Qualifying usually depends on your credit score, income, the price and location of the home, and finishing a homebuyer course. Each program publishes its own limits, and they change, so confirm them with an approved lender before you rely on them.

Is down payment assistance free money?

Not always. Some assistance is a grant, but much of it is a second mortgage with no monthly payment that is forgiven over time if you keep the home. If you sell or refinance early, you may have to repay it. Read the terms before you accept.

How much down payment do you need to buy a house in Arizona?

It depends on the loan. Conventional loans can start at 3% down, FHA at 3.5%, and VA and USDA loans can be 0% for eligible buyers. Assistance programs can cover some or all of the down payment and closing costs.

Can I use down payment assistance with an FHA loan?

Yes, many Arizona programs pair with FHA, VA, USDA and conventional loans. Which loan types are allowed depends on the program and the lender, so ask your lender which combination fits your situation.

Do I need good credit for Arizona down payment assistance?

Programs set a minimum credit score, and it changes over time. Many sit in the 620 to 640 range at present. Confirm the current minimum with a lender, since lenders can also add their own requirements.

Is a homebuyer education course required?

Most Arizona assistance programs require one before closing. HUD-approved courses are offered online and in person, and some are free. Your lender will tell you which providers the program accepts.

Can I get assistance if I already own a home or am not a first-time buyer?

Sometimes. Some programs, including certain HOME+PLUS and Home in Five options, do not require first-time status. Others do. Ask a lender which programs fit a repeat buyer.

How do I apply for down payment assistance in Arizona?

You apply through an approved lender, not directly in most cases. The lender checks your eligibility, reserves the funds and submits your loan. Start by getting pre-approved and telling the lender you want to use assistance.
