Property tours.

See homes in person or by video, and know what to look for when you do.

What should you look for on a home tour?

On a home tour, look at the roof, air conditioning, water heater, plumbing and electrical, signs of leaks or cracks, the layout, natural light, storage, noise and the yard. Photograph what you see, take notes, and save your questions for the inspection.

Touring is where a home goes from a listing to a real place, and a good tour tells you things photos cannot. Jan arranges private tours at times that work for you, and offers video walk-throughs for buyers who are relocating or cannot visit right away.

She will also point out what to look at beyond the paint and staging, so you compare homes on substance.

In-person and virtual tours

You can tour in person, by live video, or both. Many out-of-area buyers start with live video tours to narrow the list, then visit the best homes in person.

  • Private tours scheduled around your calendar
  • Live video walk-throughs with Jan on the phone, so you can ask questions as you go
  • Multiple homes in one trip, planned to save you time
  • Photos and notes afterward so you can compare homes side by side

What to look for on a home tour

Take your time, and look past the staging.

  • Roof, ceilings and walls for signs of leaks or cracks
  • Age and condition of the air conditioning, which matters in Arizona
  • Water heater, plumbing and electrical panel
  • Lot, drainage, pool and fence condition
  • Natural light, noise, traffic and the commute
  • Anything that would cost real money to change, such as layout or floors

Open houses and model homes

Open houses are a good way to get a feel for an area, but they are not private. For new construction, bring Jan to your first visit so she is registered with the builder before you go in.

Frequently asked questions

Can I tour homes by video?

Yes. Jan offers live video walk-throughs so you can see a home and ask questions from anywhere, which is especially helpful if you are relocating.

How do I schedule a home tour?

Contact Jan with the homes or areas you want to see, and she will arrange private tours at times that suit you.

What should I bring on a tour?

Bring your must-have list, a phone to take photos and notes, and your pre-approval if you may make an offer. Jan will bring comparable sales and answer questions.

Should I take my agent to open houses and model homes?

Yes, especially model homes and builder sales offices, where many builders require your agent to be registered on your first visit.
