Updated October 2026

Searching for homes by zip code is one of the fastest ways to narrow Peoria down, because each zip code lines up with a different era of building and a different price band. The table below is the version Jan walks through with buyers who are new to the city.

Zip code boundaries do not follow school district lines or city limits exactly, so confirm the school by street address and check whether a home in 85387 or 85383 is actually inside Peoria or in unincorporated Maricopa County.

What changes as you go north

The simplest way to think about Peoria is that it gets newer, larger and more expensive as you drive north on Lake Pleasant Parkway. South of Bell Road most homes are 1950s to 1990s, lots are smaller and many have no HOA. North of Happy Valley Road nearly everything was built after 1998 and sits inside a master-planned community with dues and often a community facilities district tax.

  • Commute to downtown Phoenix: roughly 25 minutes from 85345, 40 or more from 85383 at rush hour
  • School districts: mostly Peoria Unified, with parts of the north and east in Deer Valley Unified
  • HOA likelihood: low in 85345 and 85381, near-universal in 85383 and 85385
  • New construction: almost entirely in 85383 and 85385

How to use zip codes in your search

Jan sets up buyer searches by zip code first, then filters by HOA, age and price. It is a faster path to a short list than searching the whole city.

  1. Pick two zip codes that match your budget from the table.
  2. Decide whether an HOA is acceptable; that alone rules some zip codes in or out.
  3. Confirm the school assignment for any home you shortlist.
  4. Drive the area at your commute time before you offer.
